Pricing

Our pricing is easy. We charge a 4% loan origination fee ($1500 minimum) and 1% per month interest only payments. We don’t have any other fees (no appraisal fees, inspection fees, or doc prep fees). We keep it simple.

Loan Amounts

We are asset based lenders, so we are very conservative on our loan values. We don’t “over loan” on properties. We loan approximately 95% of the lowest sale in the area (Sales are typically available by opening the “subdivision sales” button on the assessor‘s website).

What we need

All we need to analyze your deal is a copy of your purchase contract, pictures of the property, and how much you would like to borrow. We can usually tell you within an hour if it’s something we can do.

Speed to close

While we prefer a week or two, we can always close quicker, usually in as little as 2-3 days, after the title work is completed.
